"A home should be drawn to fit the life happening inside it — not the other way around. Every measurement matters."
EH
Founder & Principal Architect
01 // The Drawing Board
We start with rigorous site surveys and precise architectural drafts. Every wall we propose to move, and every material we specify, is documented and priced before a single hammer is lifted.
02 // The Execution
Because we employ our own in-house construction crew, there is no disconnect between the architect's vision and the builder's reality. The people who draw your home are accountable for building it.
03 // The Handover
We work in exact measurements and honest budgets. When we finish a project, we leave you with a space that reflects your lifestyle, built to outlast trends and endure for generations.
02 — How We Work
Five Stages, One Team
Every project moves through the same disciplined sequence — from first site
visit to final handover — with one point of contact throughout.
01
Week 1–2
Discovery & Site Survey
We measure, photograph, and assess the existing structure, then sit down
to understand how you actually want to live in the space.
02
Week 3–6
Concept & Schematic Design
Initial layouts, mood direction, and rough budgets are drafted and
reviewed together until the concept feels right.
03
Week 7–12
Design Development & Permitting
Drawings are finalized, materials selected, and permit applications
filed with your local building authority.
04
Week 13–14
Construction Documentation
Full trade drawings, fixture schedules, and a locked construction budget
are issued to our build crew.
05
Month 4–9
Build & Handover
Our in-house crew executes the drawings with weekly walkthroughs, ending
in a final punch-list and handover.
03 — What We Do
Services Drawn In-House
From the first schematic to the final coat of paint, every discipline sits under
one roof — no third parties, no gaps in accountability.
A-01
Full Home Renovation
Comprehensive whole-house transformations that reimagine your living
spaces from foundation to rooftop. Our integrated design-build approach means every system,
surface, and finish is coordinated through a single point of accountability — eliminating the
gaps that plague traditional contractor arrangements. From demolition through final inspection,
we manage every trade, every permit, and every detail with documented precision.
Whole-home design & build coordination
Structural reconfiguration & load-bearing work
Mechanical, electrical & plumbing upgrades
Permit acquisition & inspection management
Fixed-price budgeting with milestone billing
A-02
Interior Design
Thoughtful interior architecture that balances proportion, natural light,
and the way your household actually moves through space. Our designers work alongside our
architects and builders, ensuring every finish selection is buildable, sourced, and scheduled
before construction begins — no aspirational mood boards disconnected from reality, no surprise
substitutions on site.
Space planning & traffic flow analysis
Material & finish palette development
Custom millwork & built-in design
Lighting design & specification
Furniture & styling recommendations
A-03
Exterior Design
Curb appeal that endures — from facade restorations to wholly new
exterior compositions. We consider climate exposure, neighborhood context, and structural
integrity together, so your exterior looks intentional from the street and performs against the
elements for decades. Every cladding, trim, and detail is documented in our drawing set before a
single board is ordered.
Facade design & material specification
Cladding, siding & masonry selection
Trim, fascia & soffit detailing
Exterior color & finish consultation
Architectural compatibility review
A-04
Home Decor
The finishing layer — furnishings, textiles, art placement, and objects
that make a house feel lived in. We work from an established material palette so each decor
choice reinforces the architecture rather than competing with it. Available as a standalone
service or as the closing chapter of a renovation, our stylists handle sourcing, delivery, and
placement end-to-end.
Furnishing selection & sourcing
Textile, rug & soft-good coordination
Art placement & wall composition
Accessory curation & styling
Seasonal refresh consultations
A-05
Bathroom Remodeling
Bathrooms rebuilt from the studs out — waterproofing, ventilation,
plumbing, and tile executed to commercial-grade standards. We treat every bathroom as a wet-room
first and a beautiful space second, which is the only order that produces a bathroom that lasts.
Fixtures, finishes, and lighting are specified before demolition begins, so there are no
mid-project substitutions or compromises.
Waterproofing & moisture management
Plumbing relocation & fixture installation
Custom shower & tub design
Tile, stone & surface specification
Ventilation, lighting & mirror planning
A-06
Kitchen Renovation
Kitchens designed for how you cook, gather, and clean up — engineered to
perform daily for decades. Cabinetry, appliances, plumbing, lighting, and ventilation are
coordinated in a single drawing set, so trades arrive on site knowing exactly what's expected.
Counters are templated, not guessed, and lead times are locked before demolition so your kitchen
doesn't sit half-finished waiting on a backordered range.
Cabinetry design & layout optimization
Appliance selection & integration
Plumbing & fixture specification
Countertop templating & installation
Task, ambient & under-cabinet lighting
A-07
Gutter Installation
Seamless gutter systems sized to your roof's actual watershed capacity,
not a one-size-fits-all product. We calculate runoff, position downspouts to protect
foundations, and integrate gutter style with your home's trim architecture. Properly installed
gutters prevent fascia rot, basement seepage, and landscape erosion — failures that cost ten
times what a quality gutter system does.
On-site seamless gutter forming
Watershed calculation & sizing
Downspout placement & drainage routing
Gutter guard & leaf protection options
Fascia & soffit inspection
A-08
Roofing Services
Roof replacement and repair executed with documented underlayment,
flashing, and ventilation details — not just shingles nailed to a deck. We inspect the structure
beneath, address any sheathing damage, and install a roof system rated for your climate zone.
Every roof is photographed at each stage for your records, and material warranties are
registered on your behalf before we hand over the keys.
Full tear-off & deck inspection
Underlayment & ice-and-water shield
Flashing, valley & penetration detailing
Ventilation assessment & upgrade
Material warranty registration
A-09
Door, Window & Flooring Installation
Openings and surfaces installed plumb, level, and square — with proper
flashing, insulation, and trim details that manufacturers actually require for warranty
validity. We handle everything from entry door systems to wide-plank hardwood, coordinating
finishes so transitions between materials feel intentional rather than improvised. Subfloor prep
is non-negotiable; we level before we lay.
Entry & interior door installation
Window replacement & flashing
Hardwood, tile & luxury vinyl flooring
Subfloor preparation & leveling
Trim, casing & baseboard finishing
A-10
Home Security Items Installation
Integrated security systems planned as part of your home's infrastructure
rather than retrofitted after the fact. We coordinate cameras, sensors, smart locks, and
monitoring panels with your electrical and network layout, ensuring clean wiring and reliable
coverage without visible surface-mount clutter. Every device is tested, labeled, and walked
through with you before we leave site.
Camera placement & coverage planning
Door, window & motion sensor installation
Smart lock & access control setup
Control panel & network integration
Monitoring service coordination
A-11
Fire Safety Items
Life-safety systems specified to local code and beyond — smoke, carbon
monoxide, and heat detection wired into your electrical system with battery backup. We also
install fire-rated assemblies, extinguisher placement, and escape planning for renovations where
layout changes affect egress paths. Documentation is provided for insurance and inspection
purposes, including device placement maps and test logs.
Hardwired smoke & CO detection
Fire-rated drywall & door assemblies
Extinguisher selection & placement
Egress path planning & signage
Inspection & certification coordination
A-12
Lawn Items Installation
Outdoor systems that turn a yard into usable outdoor square footage —
irrigation, lighting, drainage, and planting beds coordinated as a single landscape plan. We
work with your home's grading to manage stormwater responsibly and select plantings suited to
your microclimate and maintenance appetite. Hardscape elements like paths, edging, and patios
are integrated into the same drawing set.
Irrigation system design & installation
Landscape & low-voltage lighting
Drainage & grading corrections
Planting bed layout & soil prep
Turf, sod & groundcover installation
A-13
Home Warranty & Home Insurance
Documentation support for warranty enrollment and insurance underwriting
— including post-renovation appraisals, system documentation, and contractor affidavits. We
provide the records your insurer and warranty provider actually need, so coverage applies when
you need it most. We also advise on coverage gaps common to renovated properties and coordinate
directly with your agent when scope requires it.
Post-renovation appraisal coordination
System & material documentation
Contractor affidavits & lien waivers
Insurance underwriting support
Warranty registration assistance
A-14
Solar Panels Installation
Grid-tied and battery-backup solar systems designed around your actual
consumption profile and roof orientation. We handle structural review, permitting, utility
interconnection, and incentive paperwork — delivering a system that performs as predicted, not
just as promised. Production estimates are modeled against your historical usage, not a generic
regional average.
Energy consumption & site analysis
Roof structural review & reinforcement
Panel & inverter specification
Permitting & utility interconnection
Incentive & tax credit paperwork
A-15
Real Estate
Advisory services for buyers and sellers evaluating properties with
renovation potential. We walk properties with you before closing, assessing structural
condition, renovation feasibility, and likely budget ranges — so your offer reflects reality and
your renovation plan starts with accurate numbers. For sellers, we advise on pre-listing
improvements that yield the strongest return without overcapitalizing.
Pre-purchase property assessments
Renovation feasibility studies
Budget range estimating
Comparable renovation analysis
Listing-ready documentation for sellers
A-16
Home Mortgage
Renovation loan coordination with lending partners who understand
construction draws and appraisal contingencies. We work alongside your lender to provide the
documentation, schedules, and draw inspections required by FHA 203(k), Fannie Mae HomeStyle, and
conventional renovation loan products. Our role is to keep your financing on pace with your
build so draw requests don't stall progress on site.

Notes From Site
Fourteen years of renovations built on honest drawings and a crew that shows up
when they say they will.
"They handed us a set of drawings before ever touching a
wall, and then built exactly what they drew. No change orders, no surprises — just a
finished home that matched the plan."

approval. Their crew handled the engineering conversation with the city so we never
had to."

05 — Questions
Before You Commission Us
The questions we hear most before a first site visit. Anything else, use the
form below the fold.
A whole-home renovation typically runs 8 to 14 months start to finish. Design and
documentation account for the first 10–14 weeks, permitting adds another 4–8 weeks
depending on your municipality, and construction averages 6–9 months after that.
You'll receive a detailed schedule at proposal stage, updated weekly on site.
Yes, entirely. Our in-house team prepares and files all permit documentation,
schedules required inspections, and manages any revisions requested by your local
building authority — you won't need to interface with the permitting office directly.
Absolutely — roughly 70% of our work involves existing structures rather than ground-up
builds. We regularly work within heritage guidelines and conservation constraints,
balancing structural honesty with the function a modern household needs.
Design fees are quoted as a fixed sum at the discovery stage. Construction pricing is
locked once drawings are finalized, with a 10% contingency built in and itemized by
trade. You'll have real-time visibility into spend against budget throughout the build.
It depends on scope. Kitchen and bath projects are often livable-through with some
disruption; whole-home remodels and additions with structural work usually require
temporary relocation. We'll flag this clearly during the design phase, not after
construction has started.
Fill out the contact form below or call the studio directly. We offer a complimentary
30-minute discovery call to understand scope and confirm fit, followed by a paid
in-home site survey that forms the basis of your proposal.

Terms and Conditions
Last updated: January 2026
Acceptance of Terms
By browsing this website, requesting a consultation, or
engaging Upgrade Your Home Lifestyle for design or construction services, you acknowledge that
you have read, understood, and agree to be bound by these Terms and Conditions in
their entirety. If you do not agree with any part of these terms, you should refrain
from using this website and from engaging our services. Your continued use of the
site following any posted update to these terms constitutes acceptance of the
revised terms.
Definitions & Interpretation
In these terms, "Upgrade Your Home Lifestyle," "we," "us," and "our"
refer to the studio and its employees, contractors, and affiliates. "You" and
"client" refer to any individual or entity engaging our services or browsing this
website. "Services" refers collectively to architectural design, interior design,
renovation, construction, advisory, and any related offerings described on this
site. "Proposal" refers to the formal written scope and pricing document issued
prior to engagement.
Services Described
Upgrade Your Home Lifestyle provides architectural design, renovation,
construction, interior and exterior design, advisory, and supporting services. All
descriptions on this website are illustrative and intended to give a general sense
of scope and approach. The specific scope, deliverables, timeline, and pricing of
any engagement are defined only in a signed proposal, and that proposal supersedes
any verbal conversation, marketing copy, or general description on this site.
Design Consultations & Proposals
Initial consultations are provided for the purpose of
scoping a potential project and confirming fit between client and studio. Any
estimate, square-footage figure, or timeline given verbally or in early conversation
is non-binding and intended for planning purposes only. A formal written proposal,
signed by both parties, is required before any design or construction work begins
and before any costs are committed on the client's behalf.
Engagement & Scope of Work
Once a proposal is signed and the initial deposit received,
the engagement is considered active. The scope of work is limited strictly to what
is described in the signed proposal. Any work requested outside that scope —
including additional rooms, new structural elements, or upgraded finishes — will be
treated as a change order and billed separately. Change orders must be approved in
writing before work commences.
Intellectual Property
All drawings, renderings, sketches, specifications,
schedules, written content, and design concepts produced by Upgrade Your Home Lifestyle remain
our sole intellectual property until full payment has been received. Until that
time, you may not reproduce, transmit, share with third-party contractors, or use
these materials for any purpose beyond reviewing the proposed work. Upon full
payment, you receive a non-exclusive license to use the materials for the purpose of
completing the project with our studio.
Client Responsibilities
Clients agree to provide timely access to the property,
including any required keys, codes, or alarm access. Clients agree to respond to
design decisions, material approvals, and scheduling questions within the windows
specified in the proposal — typically five business days — or risk timeline slippage
that the studio cannot be held accountable for. Clients must disclose any known
structural issues, water damage, code violations, or legal disputes affecting the
property before design work begins.
Site Conditions & Unforeseen Conditions
Renovation of existing structures routinely reveals
conditions that could not be detected before demolition — including but not limited
to asbestos, knob-and-tube wiring, structural deficiencies, water intrusion, and
non-compliant prior work. When such conditions are encountered, the studio will
pause affected work, document the condition, propose a remedy, and adjust scope and
budget through a written change order before proceeding.
Payment & Cancellation Policy
Design and construction fees are payable according to the
milestone schedule outlined in your signed proposal. A deposit is required to secure
your place in the build schedule and is non-refundable once design work has begun.
Cancellation after design work has commenced may incur charges for work completed up
to the cancellation date, plus the cost of any materials or fixtures already ordered
on your behalf. Final payment is due prior to handover of the completed project.
Project Timelines & Delays
Timelines quoted on this website and in proposals are
good-faith estimates based on typical conditions and current material availability.
Weather events, permitting delays, supply chain disruptions, inspection backlogs,
and unforeseen site conditions may reasonably extend a project's completion date.
The studio commits to communicating any schedule impact within two business days of
becoming aware of it, and to revising the project schedule in writing whenever the
critical path shifts.
Permits, Inspections & Code Compliance
Upgrade Your Home Lifestyle prepares and submits permit documentation
on the client's behalf and schedules all required inspections during construction.
The studio is responsible for meeting the requirements of the applicable building
code at the time of permit submission. Final permit closure and certificate of
occupancy, where applicable, are coordinated by the studio but ultimately issued by
the local authority — we cannot guarantee their timeline.
Material & Vendor Sourcing
Where materials are sourced from third-party vendors,
Upgrade Your Home Lifestyle makes selections in good faith based on availability, lead time,
and budget alignment communicated to us at the time of specification. We cannot
guarantee vendor lead times, nor control the discontinuation of products between
specification and order placement. When a specified product becomes unavailable, we
will propose a comparable alternative at the same price point or credit the
difference if a less expensive substitute is selected.
Warranties & Workmanship
Upgrade Your Home Lifestyle warrants its workmanship against defects
for a period of one (1) year from the date of project handover, covering
installation and labor only. Manufacturer warranties on fixtures, appliances, and
materials are passed through to the client and are subject to each manufacturer's
own terms. Warranty claims must be submitted in writing within the warranty period.
The warranty does not cover damage caused by client misuse, neglect, modifications
by third parties, or natural events.
Insurance & Liability
Upgrade Your Home Lifestyle maintains general liability insurance and
workers' compensation coverage for all in-house crew members. Subcontractors engaged
on a project are required to provide proof of equivalent coverage before commencing
work. The studio's liability is limited to the lesser of the total contract value or
the cost of remediating the specific defective work. We are not liable for indirect,
incidental, or consequential damages.
Website Use & Acceptable Conduct
This website may be used only for lawful purposes. You agree
not to attempt to disrupt site functionality, introduce malicious code, scrape or
republish content, misuse any contact form for unsolicited commercial
communications, or impersonate another individual. We reserve the right to restrict
access to the website at our discretion where we believe these conditions have been
breached.
Third-Party Links & Content
This website may contain links to third-party websites or
reference third-party products and services for informational purposes. We do not
control and are not responsible for the content, accuracy, or practices of any
third-party site, and access to those sites is at your own risk. Inclusion of a link
does not constitute endorsement.
Limitation of Liability
To the maximum extent permitted by law, Upgrade Your Home Lifestyle is
not liable for indirect, incidental, special, or consequential losses arising from
use of this website or from delays, changes, or events outside our reasonable
control during a construction engagement. Our aggregate liability for any claim
arising from services provided is capped at the contract value of the specific
engagement that gave rise to the claim.
Force Majeure
The studio shall not be held in breach of these terms or any
signed proposal where failure to perform results from events beyond our reasonable
control, including acts of God, severe weather, pandemic, governmental action, labor
disputes, supply chain failures, or utility outages. Affected timelines will be
adjusted reasonably and in writing once the disrupting event has resolved.
Governing Law & Dispute Resolution
These terms and any engagement governed by them are
construed in accordance with the laws of the jurisdiction in which the studio is
registered. In the event of a dispute, the parties agree to first attempt good-faith
resolution through written negotiation. If unresolved within thirty (30) days, the
dispute shall proceed to mediation, and if mediation fails, to binding arbitration
before litigation.
Changes to These Terms
These terms may be updated periodically to reflect changes
in our services, legal requirements, or business practices. Material changes will be
reflected by updating the "last updated" date at the top of this document. Continued
use of this site and engagement of our services after changes are posted constitutes
acceptance of the revised terms.
Severability
If any provision of these terms is found by a court of
competent jurisdiction to be unenforceable or invalid, that provision shall be
limited or eliminated to the minimum extent necessary, and the remaining provisions
shall continue in full force and effect.
Entire Agreement
These Terms and Conditions, together with any signed
proposal and any documents expressly referenced herein, constitute the entire
agreement between you and Upgrade Your Home Lifestyle with respect to the subject matter
described, and supersede all prior or contemporaneous understandings,
communications, and representations whether written or oral.
Contacting the Studio
If you have any questions about these Terms and Conditions,
you may contact us at contact@upgradeyourhomelifestyle.info . We aim to respond to all written enquiries
within two working days of receipt.

activity in a manner that does not identify any individual.
Legal Basis for Processing
Where applicable data protection law requires a legal basis
for processing personal information, we rely on your consent (for marketing
communications and certain optional data fields), the performance of a contract (for
information needed to deliver services you have engaged us for), legitimate
interests (for routine business operations and website security), and legal
obligation (for record-keeping required by tax, employment, or construction
regulations).
Cookies & Tracking Technologies
This website may use cookies and similar tracking
technologies to remember your preferences, understand how visitors use our pages,
and improve site performance over time. Cookies are small text files stored on your

some features of the site may not function as intended if cookies are disabled. We
do not use cookies to identify you personally across other websites.
Analytics & Website Usage Data
We may use analytics tools to understand aggregate visitor

long they stay. This data is used in aggregate form to improve content and user
experience. We do not link analytics data to identifiable individuals unless
required to investigate a security or fraud issue.

Data Sharing with Third Parties
We do not sell personal information under any circumstances.
Limited data may be shared with trusted vendors who help us operate the studio —
such as scheduling tools, payment processors, project management software, and email
delivery providers — under written confidentiality obligations and only to the
extent necessary for them to provide the service we have engaged them for. We may
also disclose information when required by law or to protect our rights.
Service Providers & Subprocessors
The categories of service providers we work with include
cloud storage providers, customer relationship management platforms, accounting and
invoicing software, transactional email services, and website hosting providers.
Each is contractually bound to protect your information and to use it only for the
purposes for which we have engaged them. We maintain a current list of subprocessors
and will provide it on reasonable request.
Data Retention
We retain enquiry and project information for as long as
reasonably necessary to fulfill the purpose it was collected for, to provide ongoing
services to repeat clients, and as required by professional record-keeping practice,
tax law, and building code documentation requirements. Newsletter subscriber data is
retained until you unsubscribe. Marketing consent can be withdrawn at any time
without affecting the lawfulness of processing carried out before withdrawal.
Data Security
We take reasonable technical and organizational measures to
protect the information you share with us from unauthorized access, alteration,
disclosure, or loss. These measures include encrypted storage for sensitive data,
access controls limited to staff with a legitimate need, regular backups, and
periodic review of our security practices. However, no method of transmission or
storage is fully secure, and we cannot guarantee absolute security.
Your Rights & Choices
Depending on your jurisdiction, you may have the right to
request access to the personal information we hold about you, request correction of
inaccurate information, request deletion of your personal information (subject to
legal retention requirements), object to or restrict certain processing, withdraw
consent to marketing communications at any time, and request a portable copy of your

We do not request or knowingly collect sensitive personal
data such as government identification numbers, financial account numbers, health
information, or racial or ethnic origin. If you include such information in
correspondence with us inadvertently, we will delete it unless retention is required
by law. Please avoid sending sensitive information via unencrypted email.
Do Not Track Signals
Some browsers offer a "Do Not Track" setting that signals a
preference against tracking. As there is no common industry standard for
interpreting or responding to this signal, this website does not currently alter its
behavior when one is detected. We do, however, honor browser cookie settings and
provide clear opt-out mechanisms for marketing communications.
International Data Transfers
If information is processed by tools, vendors, or service
providers located outside your home region, we take steps to ensure it continues to
receive an appropriate level of protection through contractual safeguards,
recognized transfer mechanisms, or vendor certifications. Where a transfer mechanism
is challenged by legal change, we will suspend the transfer or implement an
alternative compliant mechanism.
Data Breach Response
In the event of a confirmed data breach affecting personal
information we hold, we will follow our internal incident response plan: contain the
breach, assess the scope and severity, notify affected individuals and relevant
regulators where legally required, and take corrective action to prevent recurrence.
Notification will be made without undue delay and within any timeframe required by
applicable law.
Accountability & Data Protection Officer
Upgrade Your Home Lifestyle is responsible for compliance with this
policy and applicable data protection law. Questions about our privacy practices or

privacy concern, you have the right to lodge a complaint with the data protection
authority in your jurisdiction. We would appreciate the opportunity to address your
concern directly before you do so, but you are not obligated to contact us first.
Changes to This Policy
We may revise this policy from time to time to reflect
changes in our practices, our services, or applicable law. Material changes will be
reflected by updating the "last updated" date at the top of this document. We
encourage you to review this policy periodically. Continued use of this site and our
services after changes are posted constitutes acceptance of the revised policy.
Contact Information
If you have any questions, requests, or concerns about this
Privacy Policy or the handling of your personal information, please contact us at

working with you to resolve any concern in a fair and timely manner.
